We get data about your property from the Government's online Open EPC Database. The database was created to help businesses like ours help people like you. As per the database's requirements, we are required to state the following:
This data contains address data (address 1, address 2, address 3, postcode) processed against Ordnance Survey's Address Base Premium product, which incorporates Royal Mail's PAF® database (Address Data). This is a tricky one. EPCs were originally introduced to address fuel poverty. The EPC bands of A – G are an estimate of how cost-efficient a property is to heat, with A being the most efficient and G being the least. However, over the years, EPCs have increasingly been used as a tool for energy efficiency, as the less it costs to run, the less energy it uses.
With the move to energy efficiency, EPCs have also reported on Carbon Dioxide (CO2) emissions. These are displayed on the EPC, although they do not influence the EPC rating. When you install a heat pump, replacing a gas boiler for example, while the CO2 emissions are reduced by 50-70%, it is likely your EPC score will stay the same. This is because EPCs perceive heat pumps to be cost-neutral with the running costs of a gas boiler. In reality, heat pumps can be >30% cheaper to run than a gas boiler if they are installed correctly.
We would expect heat pumps to be better recognised by EPCs in the future. This is because the government has a target of Net Zero by 2050, and heat pumps are a potential huge contribution to helping the housing stock meet its target. However, the EPC methodology does not encourage heat pumps at present. We would expect this to change so the EPCs are better aligned with the government's Net Zero target.
